We can consider owners applying in sole name where they are married or in a civil partnership.
Key points:
- Gifted deposit - We will be unable to proceed where any portion of the deposit is being sourced from the non-applicant third party partner
- Credit History - Where owners apply in their own name because a partner has adverse credit, this may be acceptable provided the non-applicant partner has no significant outstanding debt or active adverse credit at the point of application - please refer cases of this nature for consideration prior to submission of the application
- Family Visas - We are unable to consider this scenario where the owner applying with us is on a family visa as we require them to apply with their sponsor
- Independent Legal Advice (ILA) - The non-owning partner will require Independent Legal Advice (ILA). We will require the applicant to provide consent for Gen H to contact the third party in order to initiate this ILA process, and this consent will be formally requested during the underwriting stage
