If the customer wishes to let a room in their property to a lodger consent must be obtained from us prior to the agreement.

A maximum of one room can be let. Only one individual lodger is permitted.

The lodger must meet the following requirements:

• they live in the main home of the owner
• they share a kitchen, bathroom or living room with the owner
• they cannot have exclusive possession of the room that they are staying in. For example if the owner only has a key to the room for emergencies the lodger is likely considered to have exclusive possession, therefore this is not permitted. (England and Wales only)
• a formal lodger agreement is put in place and provided to Gen H. (Scotland only)

Income from lodgers is not accepted.
